Unlike many extensions or loft conversions, erecting a garden room does not require building regulations approval or planning permission. Which means you get the extra space without the unnecessary hassle.

As long as the structure is no taller than 2.5m and has an internal headroom of 2.2m. In these situations, no additional planning is required.

General Information for detached garden buildings

Our products don’t normally require planning permission or application for Building Regulations Approval. For small detached buildings such as a garden shed or summerhouse in your garden, building regulations will not normally apply . This is as long as the floor area of the building is less than 15-20 square metres. Furthermore, it is at least 1/2m away from the boundary wall and contains NO sleeping accommodation.

Larger garden rooms with a floor area between 15 square metres and 30 square metres, need to be at least 1m away from the boundary wall of your property.  Again you will not normally need to apply for building regulations approval and it must not contain sleeping accommodation.
